Unity Health Relocates DC HQ

The health care company will occupy nearly 30,000 square feet of office space in WC Smith's recently renovated building, following Alion Science & Technology's departure.

Unity Health Care has signed a 27,912-square-foot lease to relocate its administrative headquarters to Federal Way, a Class A office building in Washington, D.C.’s Capitol Riverfront neighborhood. The health care company is filling up a vacancy left behind by Alion Science & Technology.

Located at 1100 New Jersey Ave. SE, the glass building comprises 298,000 square feet across 10 stories. The WC Smith-owned asset underwent a series of renovations, resulting in a new fitness center, conference centers and a bike storage facility. Following this lease, Federal Way reached full occupancy. Notable tenants include African Wildlife Foundation, Watkinson Miller and ITS America. Ground-floor retail tenants include CVS, Five Guys and Subway.

The property sits across the street from the Navy Yard-Ballpark metro station, overlooking the Potomac River, US Capitol, Canal Park and Nationals Park. Neighborhood amenities include eateries, parks, public parking options and banks.

Newmark Knight Frank Chairman of Metropolitan Washington Asset Services Brendan Owen and Associate Morgan Monroe, represented the owner in the transaction, while Senior Managing Director Doug Damron and Managing Director Chris Lucey, acted on behalf of the tenant.

This was an ideal opportunity for Unity Health Care to relocate its administrative headquarters operations to an amenity-rich neighborhood and close to the metro, while still being economically prudent,” Damron said in a prepared statement.
