Upcoming Miami Tower Secures 2 Tenants

These leading law firms leased more than 50,000 square feet between them.

OKO Group and Cain International secured two new tenants at 830 Brickell, a 57-story, 638,355-square-foot office tower in Miami’s Brickell Financial District. The building is set for completion in late 2022.

The two Chicago-based international law firms that will become tenants are Winston & Strawn, which signed for 35,000 square feet, marking its first Miami office, while Baker McKenzie inked a 18,000-square-foot lease. Just last month, Sidley Austin, another law firm, signed a 60,000-square-foot lease and will occupy three floors.

The new leases are part of a current business migration trend, with companies migrating to Miami’s office market due to its location and amenities offered, said Andrew Trench, executive director with Cushman & Wakefield, in prepared remarks. Trench also told Commercial Property Executive that this exodus is happening because a lot of these firms’ clients are relocating or expanding in Miami, and the companies are also looking for a better quality of office spaces and perception, explaining that ”As more companies move to Miami, it’s created a new demand for luxury Class A office space. These firms want to make a big splash when they join the Miami market, and they want the market to view them in the light they feel is appropriate”.

Brian Gale, Ryan Holtzman and Andrew Trench of Cushman & Wakefield represented the landlord in both transactions. Winston & Strawn was represented by Mark O’Donnell, vice chairman of Savills in Houston. David Goldstein, vice chairman at Savills in New York City, alongside Tom Capocefalo, John Mambrino and Brian Day, represented Baker Mckenzie. Capocefalo of Savills represented both tenants locally.

A new office tower in the Brickell Financial District

The Class A office tower topped out in June and was designed by the architecture firm Adrian Smith + Gordon Gill, with interiors by architecture and design team Iosa Ghini Associati. The property is targeting LEED Gold certification and is slated to offer conference rooms, a wellness center, an outdoor terrace, a rooftop bar and restaurant. Floorplates range between 13,364 and 16,878 square feet. Other tenants in the building include Citadel, Microsoft, Thoma Bravo, CI Financial and A-CAP.

Located at 830 Brickell Plaza, the office building has access to several transit options, including Metrorail and Metromover, the Birghtline, cycling lanes and bay access points. Dining options for tenants are available in the immediate area.
