USAA Phoenix Master-Planned Community Breaks Ground

The upscale 400-acre community will feature entertainment, shopping and dining options to its residents. USAA Real Estate expects to finish the first phase within one year.

Scottsdale-based Sunbelt Holdings has begun construction on the first phase of USAA Real Estate’s 400-acre mixed-use community, Union Park at Norterra. 

Union Park at Norterra is located in North Phoenix, at the corner of N. 19th Avenue and Happy Valley Road. It is adjacent to The Shops at Norterra, a mall with multiple retailers, restaurants and entertainment venues. USAA’s Phoenix Corporate Campus is also near the property. The proximity of Interstate 17 allows for access to the greater Phoenix metro.

Grand plans

The first phase of development is slated for a grand opening in late 2018. It will feature a recreation center with a swimming pool, a community park, and 309 single-family homes. Other proposed additions to Union Park at Norterra will include a hotel, office space and school site, as well as a retail corridor with restaurants, shops and gathering places. More residential space is planned as well, with 1,100 single-family homes and 1,100 multifamily units in the pipeline.

A community hub named The Post will be the development’s centerpiece—a 5,800-square-foot private recreation center designed in the vein of historical farmhouses. It will include swimming pools, cabanas, a park, playground, basketball and pickleball courts.

USAA also recently formed a joint venture to develop a distribution and logistics facility in Lebanon, Tenn.
