Vari Tops Out North Dallas HQ
The 180,000-square-foot development is set to open this summer.
Flexible workspace solutions company Vari has topped out its new global headquarters, VariSpace Coppell, an office project totaling 180,000 square feet in Coppell, Texas. The development team includes Adolfson & Peterson Construction as the general contractor, with local architecture firm BOKA Powell heading design and Corgan Architects serving as interior designer.
The three-story property taking shape on a 10-acre site at 450 N. Freeport Parkway will include balconies, an open lobby, open staircases and a fitness center. Vari plans to occupy 60,000 square feet of space within the tilt-wall building, leaving a 120,000-square-foot space available to other tenants. VariSpace Coppell will offer flexible lease terms starting at 3 years and 10,000 square feet.
The building will be easily accessible, just off State Highway 121 and less than 5 miles northeast of Dallas-Fort Worth International Airport. Downtown Dallas will be 23 miles away, while downtown Fort Worth will be some 28 miles southwest. Notable tenants in the area include Subaru of America Inc. and Triumph Business Capital, among others.
Vari broke ground on the office project within Archway Properties’ Westgate at Coppell business park last June. VariSpace Coppell is anticipated to come online this summer, marking the company’s first ground-up development and the third VariSpace campus in the Dallas-Fort Worth metro area. The two other assets are the nearly 340,000-square-foot VariSpace Southlake in Southlake, Texas, and the 424,040-square-foot VariSpace Las Colinas in Irving, Texas.
At the end of 2021, office vacancy rates in the Metroplex remained flat month-over-month, staying at 17.6 percent, well above the national average of 15.5 percent, CommercialEdge data shows.
