ViaWest JV Breaks Ground on Phoenix-Area Industrial Campus

Advanced Industrial Park will come online in the first quarter of 2023.

A joint venture between ViaWest Group and Nicola Wealth Real Estate has broken ground on Advanced Industrial Park, a 335,066-square-foot project in Mesa, Ariz. The owners acquired the 20.8-acre parcel in April for $9.7 million, according to AZ Big Media. Clayco is the general contractor for the development, working alongside Cawley Architects and JMC Engineering. Delivery is expected in the first quarter of 2023.

ViaWest has several ongoing developments in Greater Phoenix. In March, the developer started construction at Airport 48 Industrial, a 146,526-square-foot development in Central Phoenix expected to come online at the end of this year. Another ViaWest project broke ground in January: Converge Logistics Center will add more than 510,000 square feet of industrial space to the firm’s local portfolio.

A Mesa industrial development

Advanced Industrial Park is taking shape Mesa’s Pecos Advanced Manufacturing Zone, an area with more than 1,000 acres of developable land partly located in an Opportunity Zone and a Foreign Trade Zone. Upon completion, the industrial campus will comprise three Class A buildings of 131,737 square feet, 122,690 square feet and 80,639 square feet, respectively. Upon completion, the warehouses will feature 28- to 32-foot clear heights as well as dock and grade loading. CBRE will handle leasing at the property.

Located at 7551 E. Pecos Road and 7250 S. Sossaman Road, the development site is some 5 miles east of Arizona State Route 202, connecting it to Interstate 10 and downtown Phoenix. The Phoenix-Mesa Gateway Airport, currently adopting Sky Bridge’s Unified Cargo Processing platform, is 2 miles north of the property.

According to CommercialEdge data, more than 6.7 million square feet of industrial space were under construction in Mesa year-to-date, with another 31.6 million in the planning and prospective stages. One of the proposed projects will come online on 113 acres near Santan Loop 202 and Elliott Road within the Elliott Road Technology corridor: Eastmark Center of Industry will encompass 1.6 million square feet at full build-out.
