Wakefern Food Corp. has signed a 62,000-square-foot anchor lease at Savo Brothers’ Evergreen Plaza shopping center in Staten Island, N.Y. Levin Management Corp. represented the landlord.

The supermarket cooperative plans to open a ShopRite store at the 100,000-square-foot retail center this fall. The space was formerly occupied by a SuperFresh supermarket.

The ShopRite at Evergreen Plaza will be managed by Mannix Family Markets, a member of Wakefern Food. Mannix already operates the other three Staten Island ShopRites located at 2656 Hylan Blvd., 985 Richmond Ave. and 3010 W. Veterans Road.

A Staten Island neighborhood shopping center

Evergreen Plaza came online in 2001 at 150 Greaves Lane. Its tenant roster features Northfield Bank, A1 Laundry, Liquorland, Genki Sushi and Villa Paradiso Ristorante Italiano, according to CommercialEdge information.

Evergreen Plaza is just off the Staten Island railroad tracks, between the Great Kills and Bay Terrace train stations. Downtown New York City is some 19 miles northeast. The shopping center serves a population of approximately 163,349 inhabitants and 60,191 households within a 3-mile radius, with average household incomes of $147,518, according to Levin Management data from 2024.

This year’s retail sector is experiencing diverging trends. While grocery, fast food, beauty and sporting goods are thriving due to strong demand, drug stores, dollar stores, specialty food and pet supplies face challenges from rising occupancy costs, inflation and shifting consumer preferences.
