Thomas Properties has sold Station Plaza, a 49,500-square-foot office building in Walnut Creek, to Lane Partners.

Located at 3100 Oak Road, about a mile from Interstate 680, the three-story asset is part of the Contra Costa Transit Village, a 2.4 million-square-foot mixed-use project. At the time of sale, the property was 94.2 percent occupied. Tenants at Station Plaza include AccuQuest, Adecco Engineering & Technical and Comprehensive Psychiatric Services. The building is situated within walking distance of multiple bus stations, restaurants and hotel options, including Sabores del Sur, Paseo Hotel Hilton and Extended Stay America.

Newmark Knight Frank’s Forrest Gherlone, Mike Zylstra, Grant Lammersen, Tim Walling and Steve Golubchik negotiated the transaction on behalf of the seller. Earlier this year, Lammersen and Walling also represented the sale of two Oakland office buildings totaling more than 350,000 square feet.

“Located just two blocks from the Walnut Creek Pleasant Hill BART Station, Station Plaza benefits from the increased critical importance of public transportation to tenants today,” Gherlone said in a prepared statement.
