XNRGY Lands Financing for 1st Phase of 1 MSF Factory

Slated for completion within 5 years, the facility will come online near Phoenix.

Canada-based XNRGY Climate Systems has obtained construction financing for the first phase of its U.S. headquarters in Mesa, Ariz. Development partner The Boyer Co. provided the necessary funds,  including additional options for the project’s expansion to a total of 1 million square feet. XNRGY’s total investment volume is estimated at $300 million and the plant is expected to create more than 1,200 jobs.

Designed by Gensler, the facility’s first stage will encompass 250,000 square feet of production capacity, along with 25,000 square feet of office space. The property will also include an R&D Air Movement and Control Association Lab, CTO Larry Hopkins mentioned in prepared remarks. Phase One is slated for delivery in 2024, while the entire property is scheduled for completion within 5 years.

Located at the intersection of East Elliot Road and South Signal Butte Road in the Elliot Tech Corridor, according to CommercialEdge information, the 38.4-acre site is less than 9 miles from the Phoenix-Mesa Gateway Airport and some 40 miles east of downtown Phoenix. The plant will provide easy access to Highways 202 and 60.

Public-private development opportunities

The project is part of the Gateway East masterplan, which involves the development of more than 270 acres of unimproved land on the airport’s east side. The Phoenix-Mesa Gateway Airport Authority selected Boyer as master developer for this undertaking.

Since 1972, Boyer has developed more than 43 million square feet of commercial space throughout the U.S., in collaboration with various public entities, and is currently involved in more than $1 billion in active projects. Recently, the firm sold a 184,000-square-foot industrial park in Salt Lake City.
